Green Courte Partners Expands IOS Portfolio with 32-Acre Acquisition in Tampa

Green Courte Partners, LLC, a real estate private equity firm known for building top-tier companies in niche property sectors, has announced the acquisition of a major industrial outdoor storage (IOS) asset in Florida. Through its sixth investment fund, Green Courte Real Estate Partners VI, LLC, the firm has purchased 1650 Hemlock Street, a 32-acre IOS facility in the strategic East Tampa submarket, adjacent to Port Tampa Bay.
As part of the transaction, Hendry Marine Industries, Inc., the seller, will continue to operate on-site, leasing back a portion of the property that includes 1,600 linear feet of marine bulkhead. Along with Moran Environmental Recovery, LLC, which already occupies part of the site, the two companies will utilize approximately half of the property.
Green Courte plans to redevelop the remaining 16 acres into high-quality IOS space, tapping into the location’s potential for waterfront access, proximity to port and rail systems, and heavy industrial zoning.
“With stable, long-term tenancy and a prime opportunity for redevelopment, 1650 Hemlock Street aligns perfectly with our IOS growth strategy,” said Jordan Kerger, Managing Director at Green Courte. “The site’s flexibility and infrastructure advantages make it well-suited for a broad range of IOS users.”
Mike Hendry of Hendry Marine Industries highlighted the collaborative nature of the deal, noting, “This was a complex transaction. Green Courte’s solution-oriented approach helped us reach a successful outcome. We're pleased to keep 1650 Hemlock as part of our long-term base in Tampa.”
This acquisition marks another strategic step in Green Courte’s commitment to scaling its national IOS footprint with well-located, high-potential properties.
